About Professional Surveying Services

Property Corner Search

Not technically a boundary survey, a corner search is a service we provide to landowners to help them locate their hard-to-find property corners. Often if the corners are missing a corner search turns into a boundary survey.

Boundary Survey

A boundary survey involves locating a property's boundary markers and reestablishing them if they are missing. A Land Surveyor will use legal records, computations, existing corner monuments, and land laws to reestablish boundary monuments in their original location before filing a record-of-survey of his actions and findings with the state or local jurisdiction. Nearly all types of land surveys start with the boundaries being retraced by a licensed surveyor.

We use current technology to ensure speed and accuracy of measurements, as well as to create a detailed record-of-survey to file for completion of the project.

Topographic Survey

A topographic survey involves measuring land features and structures and creating a 2D or 3D map portraying volumes, slopes, elevations, designs, earthwork, and other important data. This information is essential for construction, engineering, and land development projects.

Don has extensive experience in this type of surveying and can customize data collection to calculate the exact information needed.

Construction Staking

Construction staking is similar to a topographic survey in that a Land Surveyor collects physical measurements at the site. The difference is that the measurements are then used to calculate where the construction is laid out and to mark how much the site should change to match the layout of the construction. This type of survey ensures that a project is built to plan and within the boundaries of the property.

We work closely with contractors and engineers to provide accurate and reliable staking services within the timeline needed.

ALTA/NSPS Land Title Survey

An ALTA/NSPS Land Title Survey is a specific type of detailed boundary survey which involves measuring every aspect of the property, including boundary lines, easements, encroachments, buildings, and other important information. This information is then drafted into a comprehensive report for review by a title company. This type of survey is typically used in commercial real estate transactions.

We carefully review each step taken in mapping this information ensuring accuracy and complete portrayal of all information needed on the report.

FEMA Elevation Certificate

FEMA elevation surveys involve taking property measurements to determine where structures fall in relation to a flood zone. A Land Surveyor then fills out and submits a certificate with information about the elevation of the structures to FEMA for determining flood insurance rates.

We work with property owners and insurance companies to provide comprehensive and reliable certificates.

Expert Testimony

An experienced surveyor can provide expert testimony in legal proceedings related to land surveying.

Don has extensive knowledge of the industry and it's history and can provide valuable insights and analysis.

Improvement Land Survey

An Improvement Land Survey involves taking measurements to insure that the existing structures are located within a property's boundary lines and not obstructing any easements or utilities. This type of survey is required for showing compliance with local zoning regulations and state statutes. This type of survey is usually required by a bank before they will loan money for land contained improvements.

We work with land owners and institutions to provide comprehensive reports.
